
Most duplex conversions ask the owner to give something up. This one doesn't. On an expansive 53 × 143 ft lot, we renovated top to bottom and split the home into two genuinely self-contained units: each with its own brand-new kitchen, in-unit laundry, private entrance, rear deck, and backyard. Separate hydro meters and electrical panels — plus an upgraded one-inch water service — mean the units run independently, right down to the bills.
For a family, that's a mortgage helper that never crosses your threshold. For an investor, it's two clean rental incomes on one title. Either way, it's the model of what small-scale intensification should feel like: more homes, no sacrifice.
